The site is located in St Annes Church Conservation Area. The immediate area hosts two Grade II listed buildings.

The design of the proposal starts simply with 3 stripes (residential - vertical core - residential), which is adapted to the specific shape of the site. The extrusion of the footprint and several setbacks sculpt the shape to answer to the neighbouring buildings. The design of the entrance hall develops a relation with the existing Church located East of the site.

The materials and the composition of the elevations (windows hierarchy - horizontal perception - brick patterns) aim to link the contemporary design with the Georgian architectural language of the area. The proposed plan is clear, simple and efficient in order to maximise the use of the site. The building forms a transition in the scale of the buildings on Commercial Road, from Our Lady Immaculate Limehouse RC Church to Regents Canal Place.
