Planning Applications

Over the years we have submitted hundreds of planning applications for a wide range of different proposals across the UK and have a best-in-class record of achieving planning permission for our clients.

We provide a full service in respect of advising on, managing and submitting robust planning applications. A hallmark of our work is our ability to clearly demonstrate to Council’s decision makers why our client’s proposals should be granted planning permission. We also closely correspond with the Case Officer at the Council to further assist your application. It is of the utmost importance to us that your application is secured in the shortest time possible. We also seek to ensure that there are no unnecessary planning conditions, or legal agreements, etc.  

Preparing, submitting, and monitoring planning applications typically involve the following tasks:

  • Working closely with your architect or designer and offering advice on the plans

  • Recommending and sourcing quotes for the necessary professional reports

  • Co-ordinating relevant professionals to prepare a robust scheme

  • Writing a Planning Statement to supporting the scheme and stating the proposals compliance with planning policies and material planning considerations

  • Including a Design and Access Statement (if necessary) into the Planning Report

  • Preparation the appropriate CIL forms required for submission

  • Preparing application forms and handling the submission to the Council

  • Dealing with validation matters arising from submission

  • Acting as the single point of contact when dealing with the Council

  • Regularly monitoring the planning application acting accordingly if any comments or objections are made

  • Negotiate amendments to the planning application (if required) to avoid a planning refusal

  • Liaise with instructed professional consultants to make agreed amendments (if required)

  • Advising clients on Community Infrastructure Levy (CIL) Contributions

  • Negotiate appropriate planning conditions and Section 106 legal agreements alongside legal experts

Pre-Application Submission

Often with developments involving new housing and commercial schemes of significant scale, a pre-application submission to the Council is recommended to seek their views on the acceptability of the proposal. It also ascertains the requirements of supporting information that is required for submission. This can be of considerable benefit to understand early on the financial cost of preparing a planning application.

In some instances Council’s will choose not to negotiate with applicants in a planning application submission unless pre-application advice has been previously sought.


Delivery

We understand that the construction process is often both complex and long, and that delays on-site lead to significant additional costs to clients. We have extensive experience in managing planning consultancy for on-site delivery, including managing approval of conditions and submission of minor and non-material amendments ensuring planning matters do not delay the successful delivery of schemes.


Decision Review

If you have applied for planning permission and received a refusal notice, we can undertake a review of the Council’s justification for its refusal reasons.

Depending on the Council’s justifications, the Review would recommend whether a re-submission of the application with amendments to address the refusal reason/s would be most appropriate, or whether consideration should be given to a Planning Appeal.


Planning for Advertisements Planning

Advertisements require planning approval from the local planning authority in the same way as buildings. However, there are methods for obtaining Advertisement consent without approval under the Regulations. We can advise you on how to take advantage of the Regulations and avoid the need to apply for advertisement consent.
